Why we're building HostIQ (and who it's for)

In 2021, I stepped into the short-term rental space with zero background in real estate, hosting, or property management.

What I did bring was 30 years of business experience — in enterprise software, SaaS, and consumer products. I’d built and run companies, led marketing and sales teams, and built customer loyalty from the ground up.

So I approached short-term rentals the way I knew best: like a business.I treated it like lead generation, performance tracking, and relationship building — because that’s exactly what it is.


From One Property to a Scalable System


My first year with a 2-bedroom, 2-bath property generated $40,000. By year two, I added a second home — 4 bedrooms, 2 baths — and that property did $45,000 in its first full year.


Today, those two properties are on track to earn $165,000 in 2025, with strong margins and a healthy mix of repeat, referral, direct, and OTA bookings.

This didn’t happen because I got lucky with a good location or caught a post-COVID booking spike.It happened because I applied a simple system, rooted in fundamentals:


  • Set realistic revenue and booking goals

  • Understand performance through data

  • Adjust based on context, not guesswork

  • Build strong guest relationships

  • Work with intention


Why HostIQ Had to Be Built

There were a few turning points that pushed me from “this process works” to “this needs to be a platform.”


1. I Found a Simple Process That Worked


I kept meeting STR hosts who were overwhelmed. They were either guessing, overcomplicating, or copying tips from people who didn’t understand their situation.


I realized I had something they didn’t: a framework built on decades of business experience. And it worked — consistently.


2. The Manual Work Was Slowing Me Down


Even though I had the system, I was buried in spreadsheets. Managing bookings, tracking revenue, measuring occupancy gaps, reviewing stay data — it was time-consuming and fragmented.


I kept thinking:

“Why isn’t there one tool that just helps me run this like a business?”

3. Existing Tools Felt Overbuilt


I tried the dashboards, reports, and pricing engines out there. Some were powerful — but overly complex, clunky, or clearly built by people who had never managed a single guest stay.

What I wanted didn’t exist: A tool that gave me clarity, focus, and actionable next steps — not a wall of graphs or a firehose of data.


4. The Future is Smart — But Needs to Be Practical


We’re now in a moment where technology (especially AI) is evolving quickly.There’s so much potential to bring useful, intuitive intelligence into STR operations — but it has to be done responsibly.

I’m not here to overpromise or chase hype. What I am committed to is building a tool that gets smarter over time — one that genuinely helps hosts make better decisions, faster.
